for your new home in Pune.
Two of them are surprisingly low. One of them (ours) is strictly
based on market standards.
It is tempting
to go with the lowest number. After all, the quote says "Premium Plywood" and "High Quality Wires," right?
But here is the hard truth we have learned
after years in this industry: "Generic" is the most
expensive word in interior design.

hides cost-cutting measures
that will cost you double
in repairs within

The "Cheap" Way: Many contractors use local, unbranded
wires to save
₹15,000–₹20,000 on a project. These overheat easily and carry high fire risk.
The Divya Jain Standard: We use ONLY Polycab FR-LSH
(Fire Retardant - Low Smoke Zero Halogen) wires.
Why it matters:
Safety is not an upgrade.
In case of a short
circuit, these wires
do not catch fire easily and

2. The Skeleton: Plywood
The "Cheap" Way: Quotes that say
"Commercial Ply" or "MR Grade" (Moisture Resistant). In Pune's climate,
"Moisture Resistant" is often not enough to stop termites
or swelling in kitchens/bathrooms.
The Divya Jain Standard: We use ISI 710 Grade BWR / BWP (Boiling
Water Proof) Plywood.
Why it matters:
This is the gold standard. You can literally boil this plywood
in water, and it won't disintegrate. It is your

apartments.

The "Cheap" Way: Using local
Plaster of Paris
(POP) or unbranded gypsum channels.
These tend to sag and crack within 1-2 years due to building vibrations.

Gobain Gypsum systems.
Why it matters:
Saint Gobain is the world leader in ceilings. Their system ensures
a perfectly leveled, crack-free finish that lasts as long as the
building.
4. The Shield: Waterproofing
The "Cheap" Way: Relying on the builder's default waterproofing or doing a basic
cement wash.
The Divya Jain Standard: We use Asian Paints SmartCare
solutions for critical
wet areas.
Why it matters:
Leakage is a nightmare that ruins expensive
cabinets and neighbor relationships. SmartCare provides
a chemically bonded shield against water.
