3BHK Interior Design Cost in Pune 2026: ₹18L to ₹45L, Itemised

The short answer. A full turnkey 3BHK interior in Pune costs ₹18 to 24 lakh for a well-finished essential fit-out, ₹24 to 35 lakh for premium, and ₹35 to 45 lakh and above for bespoke luxury, roughly ₹1,400 to ₹3,500 per sq ft on a typical 1,300 sq ft flat. Kitchen and wardrobe woodwork together account for about a third of that. In an older flat, allow a further ₹2 to 4 lakh for civil work. If a quote for the same flat arrives at ₹8 lakh, it is not a cheaper version of this. It is a smaller scope, and this guide shows you exactly which.

Why the same 3BHK gets quoted ₹8 lakh and ₹32 lakh

This is the question we are actually asked. Not "what does it cost", because homeowners have already searched that and come away with a range so wide it is useless. The real question is why the range exists.

It exists because "3BHK interior" is not a defined product. Three studios quoting the same 1,200 sq ft flat in Pune may each be quoting a genuinely different job. Here is what separates them.

Read the rows, not the total. A ₹9 lakh quote that excludes loose furniture, civil work, rewiring and painting is not really ₹9 lakh. By the time your flat is liveable you will have spent ₹16 to 18 lakh, in three separate payments, to three parties, with nobody accountable for how the pieces meet.

That is the most expensive mistake in this category, and it is why we publish itemised numbers rather than a starting price.

What a 3BHK interior actually costs in Pune in 2026

The figures below are for a turnkey scope, meaning design, woodwork, kitchen, wardrobes, false ceiling, painting, electrical and site execution under one contract, on a typical Pune 3BHK of 1,100 to 1,500 sq ft.

Per sq ft figures are the tier totals divided by a typical 1,300 sq ft carpet area. A 1,100 sq ft flat lands at the top of each band and a 1,500 sq ft flat at the bottom, because the kitchen does not shrink with the flat.

Three things to hold on to.

Civil work is separate and unpredictable. It depends on your flat's age and what you are changing, not on your taste. Allow ₹0 to 1 lakh for a new possession, and ₹2 to 4 lakh for a flat that is nine years or older and needs bathroom and electrical work. We quote it separately for exactly that reason, because folding a guess into a headline number helps nobody.

Appliances, light fittings, curtains and mattresses sit outside a standard interior scope. Realistically ₹3 to 8 lakh for a 3BHK, depending on the brands you choose. Most studios, ourselves included, help you buy these at trade rates, but they are not in the woodwork quote.

A quote should lock when you approve the design. Ask for that in writing. A number that can drift upward once work has begun is not a quote, it is an opening position, and the difference usually shows up somewhere around the third month.

Cost per square foot, stated plainly

Almost nobody publishes this figure cleanly, which is odd, because it is the fastest way to sanity-check a quote.

Divide the quoted total by your carpet area. For a full turnkey 3BHK interior in Pune in 2026, expect the following. You can also run your own flat through the cost calculator.

  • Below ₹1,200 per sq ft. The scope is materially incomplete, or the material grade will not last five years. Ask what is excluded before you ask anything else.
  • ₹1,400 to ₹1,800 per sq ft. A properly specified essential turnkey home.
  • ₹1,850 to ₹2,700 per sq ft. Premium finishes and full furnishing.
  • ₹2,700 to ₹3,500 and above. Bespoke, founder led, woodwork designed rather than configured.

A worked example. A 1,250 sq ft 3BHK quoted at ₹22 lakh works out to ₹1,760 per sq ft, a credible essential to mid turnkey number. The same flat quoted at ₹11 lakh works out to ₹880 per sq ft, which at 2026 material and labour rates cannot include full woodwork, ceiling, paint and electricals together. Something has been left out, and it is your job to find out what before you sign.

On design fees specifically. Across Pune, design-only engagements are typically charged at 8 to 15 per cent of project value, or ₹250 to ₹600 per sq ft, with boutique studios at the higher end. In a turnkey contract the design fee is usually folded in at around 5 per cent, which is how it appears in the itemised project below.

Read the shape of it, not just the total. The kitchen is the single largest line at just over 16 per cent. The three bedrooms together come to about a third. Electrical, the line homeowners most often try to remove, is under 5 per cent, and it is the one item that is genuinely painful to add later.

Completed and priced in 2025. At 2026 material and labour rates the same scope would price roughly 5 to 8 per cent higher, which is also why this project sits at the essential end of the bands above despite being a mid-premium specification.

The tandem drawers are the line people question. Here is the case for them. You open kitchen drawers ten to fifteen times a day. A 40 kg rated German soft-close runner is still smooth in year ten. An unbranded channel is stiff by month eighteen and replaced by year three, at which point you have paid twice and lived with the annoyance in between.

The hydraulic bed base is rated to take over 200 kg. In a Pune flat where the third bedroom is already spoken for, that is two cupboards you do not have to stand somewhere.

Adjustable shelving matters more than it sounds. A wardrobe sized for a seven-year-old is wrong by the time they are twelve.

Door refurbishment at ₹1.57 lakh surprises people. Nine doors, frames replaced, laminate refinished, new locks and hinges. Builder-fitted doors are the most-touched, and at times the worst-specified, item in a new flat.

Builder-grade wiring is specified for a flat running one AC. Yours will run three, plus a microwave, a washing machine and an induction hob. Rewiring at ₹80,000 during the fit-out is the cheapest it will ever be.

Right for families settling for twelve to fifteen years, homes that get entertained in, and anyone who has lived through a cheap fit-out once already.

₹35 to 45 lakh and above · Bespoke luxury

Every surface is a decision, not a default.

Real wood veneer, stone counters, Blum precision hardware, architectural and cove lighting, furniture designed for the flat and made for it, smart-home provisioning, art curation and procurement.

Right for villas, penthouses and ₹2 crore plus apartments, long-horizon family homes, and clients for whom the woodwork is the point.

Most homeowners arrive with a number in mind and find it was either too cautious or too ambitious the moment they see what their flat can actually become. That is normal, and it is why we do not ask anyone to commit to a budget before we have drawn anything.

Design first, cost second. See your home laid out properly, room by room, with materials and woodwork specified. Then we put a number against it. If that number needs to move, we refactor the scope together rather than the quality: which room leads, what can wait a year, where the money genuinely earns its keep and where it does not.

It is worth saying plainly that ₹25 lakh buys an essential fit-out at this level of specification, not a lavish one. But a figure on a page has never told anyone what their own home could be. Come and look at a design option first, and decide once you have seen it.

The costs nobody puts in the quote

Six lines that turn a ₹22 lakh project into a ₹28 lakh one. None of them are anybody's fault, and all of them are avoidable surprises.

Civil work, ₹0 to 4 lakh. Bathroom waterproofing, plumbing relocation, wall demolition, levelling. It depends entirely on the flat's condition. In a flat of nine years or more, assume ₹2 to 4 lakh.

Appliances and white goods, ₹1.5 to 4 lakh. Chimney, hob, oven, refrigerator, washing machine, air conditioners. Almost never inside an interior scope.

Light fittings and switch plates, ₹60,000 to ₹2 lakh. The wiring and the ceiling are in the quote. The pendants, profiles and modular plates usually are not.

Soft furnishings, ₹60,000 to ₹2.5 lakh. Curtains, blinds, rugs, mattresses, bedding, cushions. This is the line that gets forgotten and then has to happen in month one of living there.

Taxes. Check whether GST is included in the quote or added on top.

Change orders. The most expensive category, and entirely self-inflicted.

Three "small" changes after execution begins is ₹25,000 to ₹50,000. Spending an extra two or three weeks getting the 3D right is the highest-return decision in the whole project.

Five questions that expose a bad quote

Ask any designer in Pune these five. The answers sort the field faster than any portfolio.

1. "What grade of plywood, and where exactly?"

Weak answer

"Good quality, ISI marked." Meaningless. ISI 303 is ISI marked and is the wrong material for a kitchen.

What good sounds like

"BWR 710 throughout, BWP in the kitchen base and bathroom vanities, with the brand named in the bill of quantities."

2. "Is this quote final, or indicative?"

Weak answer

"This is approximate, the final will be a bit higher."

What good sounds like

"The quote locks on design approval. It moves only if you change the scope, and any change is re-quoted in writing before we build it."

3. "What is excluded?"

Weak answer

"Everything is included." Nothing is ever everything.

What good sounds like

A written exclusions list. If it does not mention civil work, appliances, light fittings and soft furnishings, it is not complete.

4. "What happens if you run late?"

Weak answer

"We will do our best."

What good sounds like

Dated milestones and a stated position on delay. Ask what happened on their last project that slipped, and why.

5. "Can I visit a completed home, not a photograph?"

Weak answer

"We will share our portfolio."

What good sounds like

An offer to arrange a visit to one or two finished homes nearby. Photographs are styled on handover day. A two-year-old kitchen tells you about the hardware.

How to plan a 3BHK budget that survives contact with reality

Spend where you stand. The kitchen is used three hours a day and more, the master bedroom eight. The guest room is used twenty nights a year. Weighting the budget by hours of use rather than square feet typically saves 15 to 20 per cent without anyone noticing a downgrade.

Phase it honestly, or do not phase it at all. Phase one covers all bedrooms and the kitchen, fully functional. Phase two, six to twelve months later, covers living room decorative work and the remaining ceilings. What does not work is phasing electrical or civil work, because doing those twice costs more than doing them once.

Buy quality where it moves. Hinges, channels, runners and kitchen shutters justify premium spend because they are operated daily. Loft carcasses, internal shelving and utility areas do not. Applied properly this is a 12 to 18 per cent saving with no visible difference.

Get the design right before anything is cut. Repeated, because it is the single biggest avoidable cost in this entire article.

Can I do the interiors in phases?

Yes, and it often makes sense. Do all bedrooms and the kitchen in phase one, and the decorative living room work later. Do not phase electrical or civil work, because doing those twice costs more than doing them once.

What is the difference between turnkey and design-only?

Turnkey means one studio designs and builds, and is accountable for both. Design-only means you receive drawings and specifications and appoint your own contractor. Yes, and most people are in exactly that position. We would rather design first and cost it after, because almost nobody knows what their flat can become until they see it drawn. Once there is a design in front of you, the number becomes a real conversation about scope and sequence instead of a guess.
